  1. What is hotel toshi?

    At hotel toshi we have over 158 entirely private 1-5 bedroom apartments and lofts in New York City, as well as several suite options, available for rental anywhere from one night, several months, up to years at a time. All apartments are fully furnished with full or queen size beds, wireless internet, 42” plasma tv with cable, and basic kitchenware. While our amenities are unparalleled, we are not a traditional hotel; our accommodations are located in different buildings throughout New York City, however we do offer similar services, such as luggage storage and maid service.


 
  1. Why should I stay at an apartment instead of in a hotel?

    hotel toshi is for travelers who are seeking a real New York City experience. What better way to get to know New York than to live like a New Yorker?

    All apartments are fully furnished with full or queen size beds, wireless internet, 42” plasma tv with cable, and basic kitchenware. While our amenities are unparalleled, we are not a traditional hotel; our accommodations are located in different buildings throughout New York City, however we do offer similar services, such as luggage storage and maid service.


 
  1. What should I know before booking?

    Hotel Toshi is not a traditional hotel because our apartment units are located in different buildings throughout all of New York City. Our staff is based in our Williamsburg office so there is commuting and scheduling time involved responding to your requests. We do our best to troubleshoot over the phone before sending a staff member in person.

    hotel toshi owns 2 of the 18 buildings in which our apartments are located. Hence, in the buildings that we do not own, we only take responsibility for the apartment itself and cannot control public areas such as the hallways, long-term tenants/neighbors, or stairs. We also cannot control people who live on the same block or in the same building.


 
  1. So, who is it for?

    Definitely book if you’re looking for a real New York experience. The people who live in these apartment buildings are true New Yorkers, not tourists. Your neighbors are long-term tenants who pay monthly rent and come from a wide range of backgrounds and age groups. Most people who stay with us are groups of 4 or more, who stay for an average of 6 nights. People who are happy staying in our apartments are generally savvy, cultured, worldly, and have been exposed to different cultures and perspectives.


 
  1. Who is it NOT for?

    Don’t book if you’re looking for a grand lobby/entrance and 5-star hand and foot service for $100/night in the prime areas of Manhattan. We recommend doing some basic research on the internet to see what hotels are charging per night in those areas.

    If you are looking for a completely controlled and pampered environment with someone at your beck and call 24/7, we recommend you stay at the Four Seasons whose standard rooms start at $795/night.


 
  1. Ok, sounds good to me. How do I book an apartment?

    1. Check availability by contacting us. E-mail is the best way to do this (reservations@hoteltoshi.com). In your initial inquiry, please include the dates you wish to book, your nightly budget, and how many bedrooms you would prefer.
    2. We will respond with a list of apartments that are currently available and that meet your requirements.
    3. You pick the apartment you would like to book. We send you a paypal invoice in the amount of $500 for stays under 30 days and $1000 (for stays 30 days, bookings in 4BR and larger apartments, and over or for bookings of $3,000 or more) for the security deposit. We can also do this over the phone. Just give us a call at 877.573.5589. Nothing is confirmed until we receive this payment and send you a guest agreement.
    4. You make the payment.
    5. We send you a guest agreement and check-in instructions. This means that your booking is confirmed and the apartment is reserved for you.


 
  1. How far in advance should I book my apartment?

    Most people book at least 4-6 weeks in advance of their arrival date. If you plan on staying for 1 month or more, we suggest contacting us 2-3 months in advance of your move-in date.

    As long as we have availability, we would be delighted to accommodate you!



 
  1. Why do I need to pay a $500 security deposit?

    Why do I need to pay a $500 security deposit? The $500 for stays under 30 days and $1000 (for stays 30 days, bookings in 4BR and larger apartments, and over or for bookings of $3,000 or more)security deposit is a flat rate for any reservation of 1 night up to 1 month. A deposit is required both to secure the dates of your reservation as well as to ensure hotel toshi's protection against any stolen items or damages incurred by guests. If you need to cancel, please see our CANCELLATION POLICY. Why did I only receive $485 through PayPal instead of $500? As stated on your signed guest agreement, Paypal charges a 3% transaction fee to the person receiving money. This is a little less than the $15-25 your bank charges you to send/receive wire transfers. When you initially sent your security deposit to us, we only received $485 as well but try to offset that fee by sending you back $500. That's not fair, I shouldn't have to pay that fee. I want the full $500 returned to me. Unfortunately, the 3% transaction fee is a reality of doing business on the internet and cannot be avoided at this time. What should I do? It's super easy! Just register for an account at www.paypal.com - it should take about 3 minutes. Once you're set up with an account, you can withdraw the funds into your bank account or you can use it to make other purchases on the internet. This one should also be added on, but maybe in a different section if it makes more sense: What is your cancellation policy? We have a pretty strict cancellation policy, so you should definitely be sure you want to book before putting the security deposit down. § Cancellation Policy (deposit $ retained below or total cost of nights booked, whichever is less): 2 months or more before scheduled arrival: 25% loss of security deposit Less than 2 months before scheduled arrival 50% loss of security deposit Less than 1 month before scheduled arrival: 75% loss of security deposit Less than 2 weeks before scheduled arrival: 100% loss of security deposit



 
  1. Where do I check in?

    Standard check in is at our office in Williamsburg, Brooklyn. 


 
  1. Your office is not on my way to the apartment, can someone meet us at the apartment with the keys?

    Of course! We will gladly meet you with keys to your apartment at a location and time of your choosing for a fee of $50 if you prefer an on-site check in to our standard office check-in. Unless otherwise agreed, this fee is non-negotiable due to the high volume of guests we have checking into apartments each day.



 
  1. Is parking available at the apartments?

    Street parking is pretty easy to find in Williamsburg, not so much in Manhattan if you plan to park your car long term (days at a time). To find parking garages or lots just type the address of your apartment and the word “parking” into google and click search. .  In adhering to our green principles, we recommend

    renting cars only when you need them – you can even rent them for as little as $10/hour or $85/day with gas, insurance, and garage fees included!  Check out zipcar.com and/or drivemint.com.


 
  1. If I don’t drive, how do I get around New York City?

    New York City accommodates millions of people with its public transportation system, the MTA http://mta.info/

  1. My flight arrives before the 3pm check-in time, can I leave my luggage somewhere?

    With our white glove luggage service you can securely store your luggage in at our office for $10/bag. Simply drop off your bags, enjoy your day and return any time after 3pm for check in!



 
  1. Can I pick up the keys before the 3pm check-in time?

    Absolutely. You can pick up the keys as soon as you pay the balance due but may not be able to enter the apartment before 3pm on the check-in date. Advance notice is required so that we can make the proper arrangements for you.



 
  1. Can I stay past the 11am check out time?

    Sure thing! Depending on when our next guest is arriving, we can offer a late check out for $25/hour for each hour after 11am up to the high season room rate. 2pm is usually the latest check out time unless there is no one occupying the apartment after you.   1. My flight departs after the 11am check-out time.  Can I leave my luggage somewhere?

    Sure thing.  You can store your luggage in a secure room in our office for $10/bag. 



 
  1. Can I check into the apartment before 3pm?

    Of course! Our earliest check-in time is usually 12pm unless the apartment was not occupied on the night prior to your check-in. The early check-in price is $25/hour for each hour prior 3pm.



 

DURING YOUR STAY

  1. I am switching apartments during my stay, what do I do?

    If you are in Manhattan, we will either give you all keys to apartments you are staying in upon check-in, or deliver the keys for your new apartment the night prior to your move. Just leave the old keys on the dining room table along with your luggage and lock the door behind you. Our staff will move your luggage to your new apartment by 6pm.

    If you are in Williamsburg, please stop by our office to drop off old keys and get new ones. Please pack your luggage and have them ready by 11am on the day you are moving apartments. Our staff will move your luggage to your new apartment by 6pm.



 
  1. Why can't I turn my heat on/off?

    By New York City law: http://www.nyc.gov/html/hpd/html/tenants/heat-and-hot-water.shtml

    • Between the hours of 6:00 AM and 10:00 PM, if the outside temperature falls below 55 degrees, the inside temperature is required to be at least 68 degrees Fahrenheit; and,

    • Between the hours of 10:00 PM and 6:00 AM, if the temperature outside falls below 40 degrees, the inside temperature is required to be at least 55 degrees Fahrenheit.

    There is a whistling noise coming from the radiator. Many of the buildings that hotel toshi apartments are in are pre-war buildings with steam radiator heating systems. Your neighbor who pays $3500/month in rent has the same problem. That’s just how these things work. If you want to stop the noise, just turn off the heat by turning the knob on the radiator to the right.


 

CHECK-OUT AND SECURITY DEPOSIT RETURNS

  1. How do I check out?

    Check out is 11am on your day of departure.  Just send an email to checkout@hoteltoshi.com confirming your check-out and leave all sets of your keys on the dining room table and lock the door behind you.  We will return your security deposit through PayPal.



 
  1. Do I have to go back to your office to return the keys?

    No way! That would be a huge hassle. Just leave all sets of keys on the dining room table in the apartment and lock the door behind you.



 
  1. How do I get my security deposit back?

    Just shoot an email to checkout@hoteltoshi.com to confirm your departure and we’ll refund it right away. Please include any details on the original payment in the email to expedite the process. (Did you pay by paypal, wire transfer, cash, credit card?)



 
  1. What is PayPal?

    PayPal is a way to send and receive money online. It's faster, cheaper, and more convenient than sending money through bank wire transfers -- and it's completely secure. You can send and receive money from anyone who has an e-mail address. Read more about PayPal here.



 
  1. Why didn't I receive the full $500 through PayPal?

    Paypal charges a 3% transaction fee to the person receiving money. This is a little less than the $15-25 your bank charges you to send/receive wire transfers.
